If you are selling your home, you want to make your house look good without having to break the bank. After all, you want to make a profit from your sale. If you have the time, some simple renovations to your house can increase its asking price and attract a buyer much faster. You want to make your property as attractive as possible without having to do any major renovations that will take a lot of time and money.
Paint the Interior and Exterior
A good paint job will make any old house look like new again. You can do this yourself or hire contractors. If you have the time, set aside a few weekends or after work hours to paint your house by instalment. Start with indoors then move outdoors depending on the weather. Avoid any renovations in the winter or other foul weathered season as it will only ruin all your hard work. Inside, begin with the rooms that need the most work since applying several coats of putty to cover cracks and smooth out the walls and ceilings will take a lot of time to dry.
Repair or Replace the Floors
Floor are another item that should not be overlooked. Take out any shaggy looking carpets, they significantly lower the value of your house and you are better without them. A cheap way to get new floors will be to paint them or layout some laminated wood which look like hardwood floors. A new floor looks expensive and will improve your asking price. Consider getting new floors for public places in the house like the kitchen, hallways, and living room.
Add Attractive Light Fixtures
Lighting fixtures are less expensive ways to make your rooms look more expensive. You do not need to fit in a chandelier but getting a nice looking light fixtures will accent a kitchen, den, living room or porch very nicely and your buyers will notice. If your current fixtures look dingy, try cleaning them or replacing them altogether. Do this before painting your home because taking out an old fixture will leave a mark on the ceiling.
Make the Bathroom Look Like New
Some people are very particular about a nice and spacious bathroom and toilet, especially women buyers. Invest a bit more renovating your bathroom and toilet adding a new coat of paint and adding light fixtures. You can also replace tiles and add furniture.
